Tax Credits
AAHSA and NAHMA have joined forces to offer certification for the Specialist in Housing Credit ManagementTM (SHCMTM) for affordable housing management professionals working with properties that are developed and operated under the Low Income Housing Tax Credit (LIHTC) program.

Specialist in Housing Credit Management™ (SHCM™) for Low Income Housing Tax Credit (LIHTC) Professionals

The American Association of Homes and Services for the Aging (AAHSA), in conjunction with the National Affordable Housing Management Association (NAHMA) and the National Apartment Association (NAA), is pleased to announce new training and certification opportunities for senior housing management professionals working in tax credit properties. The Specialist in Housing Credit Management™ (SHCM™) certification program for housing management professionals will educate managers of properties developed and operated under the Low Income Housing Tax Credit (LIHTC) program.

The LIHTC is the largest source of funding for the affordable housing development in the United States. Approximately one-third of all tax credit housing is dedicated to senior communities. SHCM™ certification candidates will become proficient in the LIHTC program and the regulations and policies involved in the opening and operation of tax credit communities.

SHCM Certification
Professionals interested in becoming certified as a Specialist in Housing Credit Management, must meet the following qualifications:
  • Demonstrate a minimum of two years of housing credit management employment experience by the completion of the application process.
  • Complete a minimum of 12 hours of housing credit specific coursework or training by an approved provider within two years of taking the SHCM™ certification exam.
  • Successfully complete the SHCM™ exam.
  • Submit a certification application.
